First, Eden Island is not a natural island. It is one of several islands in the Seychelles that has recently been reclaimed and raised up from the sea. A man-made island, it is now dry land where before, as a kid, I used to go fishing in a small dinghy. One-spot snappers and bonefish were plentiful there.
Eden Island forms part of the Victoria development project that was given birth at the turn of the millennium Yes, it is a part of Greater Victoria, and it sits in Victoria harbour - the south side.
So in effect it is a part of the capital of Seychelles although still separate. It lies just 300 yards offshore and it's connected to the island of Mahe, by a bridge. Now you may be asking, how Eden Island came into existence.
As the new Seychelles was running full steam ahead, it had a need to develop further and diversify its growing economy, so it became evident that a deeper and wider harbour, for manoeuvring and safer handling of larger ships, was necessary for the small capital town and port, Victoria.
The Victoria-harbour project involved digging and dredging coral from the depths of the harbour and depositing the debris somewhere nearby. So an area of the sea was reclaimed and then armoured and stabilized with granite rocks from neighbouring Mahe Island. And the result? Several new islands came to be... Hello Eden Island!
As the whole project sprang out of the sea, everything about this island is man made including its beaches. Of course, lying in the middle of the capital's harbour it is ideally located as a base for pleasure boats and visiting yachts.

Eden Island boasts of a marina with deep-water berths that can accommodate the biggest yachts (300-footer super yachts). The development phase of the island started in the middle of the first decade of the new millennium. And foreign investors have been pouring money into it ever since.
The development includes shops, supermarkets and restaurants and a clubhouse in addition to residential apartments, maisonettes and luxury villas. In short it is a complete town-centre development built around the marina. The island is built-up and quite small (only 100 acres).
Of course, you could say, no island in Seychelles would be complete without beaches, so that has been built too - several in fact. As the development progressed in phases more beaches have been built. "How do they compare with natural beaches?" you may ask. Well, the attraction here is really the marina. What do you think?
I'll let you be the judge but they do have something going for them. They are among the safest beaches in Seychelles. Being located in a natural harbour, they are well sheltered. Eden Island is located within a lagoon and protected by outer reefs and other natural islands.
On one side there is the main island of Mahe and on the other, a chain of smaller islands, among them: Saint Anne, Moyenne, Round, Long and Cerf islands. The channel leading to the island is also a great place for windsurfing, especially from May to August, with the South East winds blowing then.

If you're looking for luxury accommodation in Seychelles in the form of villas or apartments with shops and restaurants nearby, then this is the place, especially if you like boats and boating, deep-sea fishing and scuba diving. It has everything - all the modern conveniences. It's near Victoria town and the international airport is only a 10-minute ride away.
This project has attracted to the Seychelles many well-heeled expatriates who have purchased properties on the island and live there part-time. Each housing unit there has its own private mooring and there is plenty of space in the marina for visiting yachts, so it is a good base for sports fishermen and for those who want to explore the rest of the 155 Seychelles islands by yacht.
Now is your unique chance to own a piece of a private island in the Seychelles and more. Purchasing a property here gives you the fast track to Seychelles residency and even a second passport and citizenship. And on Eden Island there are many owners who rent their homes when they're away, so it adds to the pool of available luxury accommodation for visitors to Seychelles.

This is a wholly-foreign-owned investment project. And that's a good sign. Those expats who have jumped onboard and invested on the island are showing that they anticipate continued political stability in the Seychelles in the years ahead. But just like all investments there are always risks too.
And one would be forgiven in recalling that this young country has seen many political upheavals and turmoil in its recent history since independence in 1976. During that time many past investors in Seychelles have had their property acquired by the state, in the name of the people of Seychelles. Sad! But true.
Could it happen again? I personally doubt it but... You never know and as always those who gain the most are the same ones who take calculated risks. And in Seychelles one of the best investments is in real estate right now, especially on Eden Island.
These are prime investment properties with lots of potential. You could buy a retirement home here in this great location. But as always it is best to do a thorough research before you jump in. A visit should be the first step. And then take proper legal advice.
If you're just visiting, you can now rent a luxury vacation rental on the island. And it's always best to rent before buying anyway, so you learn of any shortcomings firsthand while these are way more affordable than comparable hotels in Seychelles.
